1. The agreement
This agreement is issued by Ovela Interactive SL ("Ovela", "we", "us"), operator of IIPE — International Intelligent Property Exchange ("IIPE", "the Platform"). It applies to all visitors, registered members, listing owners, professional partners, buyers and studio clients.

2. Eligibility & accounts
You must be 18+ and have capacity to enter binding contracts. Corporate accounts are entered on behalf of a legal entity by an authorised representative.
You are responsible for keeping login credentials confidential and for all activity performed under your account.
3. What IIPE is (and is not)
IIPE is an intelligence and presentation platform for international property. It presents listings, produces cinematic property films, generates AI-guided intelligence reports and connects users with independent professionals.
IIPE is not a real-estate broker, mortgage advisor, notary, tax advisor or law firm. Nothing on the platform is legal, tax, investment or immigration advice. Independent verification and licensed professional advice is required before any transaction.
4. Listings & user content
By publishing a listing you declare that you own the property, or are the appointed agent/developer with written authority to market it, and that all photos, floor plans, videos and descriptions may lawfully be shared.
You grant Ovela a worldwide, royalty-free licence to host, adapt, transcode and display your listing content for the purpose of operating the platform for as long as the listing is active.
Prohibited: misleading pricing, fabricated features, third-party imagery without rights, discriminatory or unlawful content, or listings for properties that do not exist or that you are not authorised to market.
We may remove any listing that appears to breach these terms or applicable law.
5. Paid services
Memberships, marketing and social packages, intelligence reports and add-ons are billed through Stripe. Monthly plans renew each month until cancelled; annual plans renew each year.
Consumer users in the EU have a statutory 14-day withdrawal right for services. By requesting immediate delivery of an intelligence report or a studio production you expressly consent to begin performance and acknowledge you will lose that withdrawal right once the work is delivered.

6. Mirella & intelligence reports
Mirella and Cortex generate research, summaries and market context using AI. Outputs may contain inaccuracies, be incomplete or out of date. Reports are informational only and must not be relied upon as sole basis for a purchase, investment or relocation decision.
7. Professionals directory
Professionals listed are independent third parties, not employees or agents of Ovela. Any engagement is between you and the professional.
8. Acceptable use
No scraping, reverse engineering, automated harvesting of listings, circumvention of security, spamming, or use of the platform to send unlawful, harassing or infringing content.
9. Liability
To the maximum extent permitted by law, Ovela is not liable for indirect or consequential losses, loss of profit, opportunity, goodwill or data. Nothing limits liability for death, personal injury caused by negligence, fraud, or any liability that cannot be excluded by law.
10. Termination
You may close your account at any time from Account Settings → Data & Privacy. We may suspend or terminate access for breach of these terms, unlawful activity or non-payment.
11. Governing law
These terms are governed by Spanish law and subject to the non-exclusive jurisdiction of the courts of Madrid, without prejudice to mandatory consumer rights in your country of residence.
12. Changes
Material changes are notified in-app and by email at least 15 days in advance. Continued use after the effective date constitutes acceptance.
